1. CONTRACTUAL PROVISIONS:
Before making a booking the Customer must contact Venice Holidays by email (info@venice-holidays.com) or fax (0039 04158131178), to ascertain if the apartment chosen is still available for the period requested. Venice Holidays will only confirm the booking in writing (via email or fax) after receipt of the (40%) deposit together with the Customer's authorisation to debit the sums indicated under the following point 3) in the event that the booking is cancelled. Bookings cannot be accepted from persons aged under 18. The booking of the apartment will only become definitive when Venice Holidays sends the customer written confirmation by email or fax. Venice Holidays will issue a voucher stating the name of the customer, the exact number of persons to use the accommodation, the price for the period chosen, the payment arrangements, the name of the apartment, the booking dates, the exact address of the apartment and the directions for reaching it.
2. PAYMENT:
When the customer receives written confirmation that the accommodation required is available he must remit the deposit within the term indicated in the foregoing communication. The deposit will amount to 40% of the total amount due for the period for which the apartment is let. The lessee must send a fax to the number 041 58131178, with the details of his/her credit card (card number, expiry date and name of the card holder), and a copy of an identity document. The customer must also indicate the name of the apartment, the dates of the period booked, the percentage amount due as deposit and a signed authorisation to allow Venice Holidays to debit customers credit card the amount indicated in the fax.
The balance can be paid in the following ways:
1) By bank transfer to the owner's bank account one month before arrival.
2) In cash directly to the owner or his representative at the check-in.
The agreed price includes the use of a fully furnished and equipped apartment complete with the following services: bed sheets and towels, initial cleaning, reception services from 3 p.m. to 8 p.m. and standard facilities such as gas, water and electricity (for one week). Therefore, for periods of longer than one week's stay the consumption costs of these facilities will not be included in the price quoted. Similarly air-conditioning is always charged separately. The customer will settle the costs for the use of these facilities at checkout. All Venice Holidays prices are denominated in euro.
3. CANCELLATION POLICY
Cancellations made by the client must be sent in written form via e-mail or fax. The date in which the written cancellation is received by Venice Holidays is the date that will be used to determine eventual cancellation policy payments.
The cacellation policy is as follows:
- From the time the reservation is made up until 21 days before the arrival Venice Holidays will be entitled to 40% of the entire reservation total. This is the security deposit thet the customer pays at the time reservation.
- In case of cancellation from 20 to 14 days before arrival the client agrees to pay by bank transfer to the owner, an additional 20%, for a total of 50% of the entire reservation price.
- In case of cancellation from 13 to 7 days before arrival, the client agrees to pay by bank transfer to the owner, an additional 45%, for a total of 75% of the entire reservation price.
- In case of cancellation from 6 days before to the day of arrival, the client agrees to pay by bank transfer to the owner, an additional 60%, for a total of 90% of the entire reservation price.
4. CHANGES OR CANCELLATIONS BY THE COMPANY
In the unfortunate event of its being necessary to make cancellations or changes in the booking made by the customer, Venice Holidays will find alternative solutions of a similar standard to that previously requested. If the alternate proposal is unacceptable, Venice Holidays will refund all of the money paid. Upon repayment all undertakings previously made will be immediately lapse and nothing else can be claimed from Venice Holidays.
5. GUARANTY
At the time of check-in the client will be asked for identification, payment of the balance, and an additional security deposit of 200 euros CASH that is kept until check-out time in case of many damages to the property.
The sum will come given back to the moment of the check-out.
6. ARRIVAL AND DEPARTURE TIMES
As soon as possible and in any case no later than three days prior to the date of arrival the customer must notify Venice Holidays by e-mail (info@venice-holidays.com) of his/her expected time of arrival, the means of transport, as also the flight or train number and any other pertinent information concerning the arrival time. The customer must also furnish Venice Holidays with his/her own telephone number (a mobile phone number valid in Italy). If the customer fails to furnish the foregoing information Venice Holidays shall not be liable for any inconveniences encountered upon arrival. Insofar as no reception facility operates each individual arrival must be arranged for in advance. Check in from 3 p.m. to 8 p.m. If the customer checks in from 8 p.m. to 1 a.m. he/she must pay a 50 surcharge. For arrivals and departures between 1 a.m. and 7 a.m. the customer must pay a 70 surcharge. Checkout by 10 a.m. on the day of departure.
7. CHECK OUT
At check-in, or alternatively during his/her stay the customer must inform Venice Holidays of the exact checkout time, which, in any case, can be no later than 10 a.m. on the date of departure. Therefore, at the time agreed for the departure a representative of Venice Holidays will ascertain if any damage has been caused, assess the general condition of the apartment, read the meters referring to the consumption of public utilities (gas/electricity/telephone) not included in the contract and collect the keys.
8. CUSTOMER'S OBLIGATIONS
The description of each apartment includes the maximum number of persons that it can accommodate. Therefore, the customer is required when booking the apartment to specify the maximum number of persons to be accommodated. The guest therefore undertakes not to accommodate a number of persons in the apartment higher than that indicated in the lease contract or in the voucher sent by Venice Holidays. Failure to observe this clause shall entail the application of a penalty amounting to 30% of the overall price of the apartment. Pets are not allowed in most of our apartments. Therefore, customers must indicate their intention to bring pets when submitting a booking request.
9. ACCESS
The owner of the apartment or his/her representative must be allowed access to the apartment at any reasonable time of day and during any period of occupancy in order to inspect or maintain the apartment or, whenever necessary, to deal with any inconveniences.
11. RESPONSIBILITY OF VENICE HOLIDAYS:
Venice Holidays shall not be liable for any damage sustained by whoever rents the apartment unless such damage is the result of its own negligence . Venice Holidays shall not be responsible for any loss, delay or problem caused by circumstances over which it cannot reasonably be deemed to have any control, including but not limited to natural causes such as: flooding, explosions, storms, fire, war or threat of war, civil unrest, acts, restrictions, regulations, measures of any type by any local authority, strikes, industrial action or adverse weather conditions. Venice Holidays shall not be held responsible for the breakdown of mechanical equipment such as pumps, boilers etc, or for interruptions in public utility supplies such as water or electricity. Nor shall Venice Holidays be liable for noise or disturbances whose origin is beyond its reasonable control.
12. CUSTOMERS' RESPONSIBILITIES
Customers must comply with condominium regulations that apply to all persons residing in the block. For this purpose Venice Holiday will supply each apartment with a copy of these regulations. The customer undertakes to take due care in the use of the apartment and refrain from any action that may cause damage to the apartment or other adjoining structures. It shall be understood that, in the event of failure to abide by this obligation, the customer will be held liable for damage occasioned to the structure and/or property therein. The Customer undertakes to return the apartment in a clean and tidy condition. If the cooking surface at checkout is found not to be properly cleaned Venice Holidays will debit the customer's credit card for an amount of 40 euro.
From 1:00pm to 3:00pm and from 11:00pm to 8:00am the guests are asked not to make any noise that could disturb the neighbors. In the case the clients do not follow the condominium rules the owner has the right to evict them without reimbursement. If during the stay the client requests an intervention by the owner or his representative that is deemed unnecessary the client is required to pay 40 Euro cash for this service. In the case that the client locks himself out of the property, accidentally leaving the keys inside, he is obliged to pay 40 Euro cash. The clients agrees to give the keys back at the time of check-out and guarantees that he will not make copies of the keys of lend them to third parties. If the keys are lost, broken, or damaged, the client must pay 70 Euro which includes the changing of the door locks.
13. LAW:
All the contractual obligations are subject to Italian law. The court having jurisdiction will be the Court of Venice.
